What do we need to bring to the Villa?

Our villa is furnished and equipped to a very high standard. All bedding, pillows and towels including pool towels are provided. We also have for your convenience, a washing machine and tumble dryer. All bathrooms are supplied with hairdryers. An iron and ironing board is also available. Please contact us if you have any further questions regarding what you need to bring.

Why should I book through you and not via Homeaway/Owners Direct/Airbnb or a travel agent?

We do not believe in charging guests a booking fee when using those sites, when you can book direct with me at no additional cost.

You will know exactly the home you are staying in i.e. no allocation on arrival. We know the villa and area so will be able to give the necessary guidance and assistance, if required.

You get a personal service and many extras that you wouldn’t find in a villa booked via a travel agent.

How many guests can stay at the Villa?

The maximum occupancy for our Villa is 8 persons. Our Florida State license dictates how many guests we can legally allow have stay and this cannot be increased by State law. The property is a 4 bed, comprising of one Master suite, one king, and two twins – total of 8 persons.

How do we find your Villa?

A few weeks before your departure we will send you all the villa information, including key code access, gate code access, our Management Company information and also detailed directions and any other information you will require.

Is the Villa alarmed?

Yes our home has an alarm that is monitored by a reputable alarm company, if the sheriff comes out to the home due to a false alarm triggered by yourselves you must contact us and let us know.

What time is check-in/check-out?

You can check into our home from 4pm and check out is 10am, earlier and later check-in/check-outs are available by prior arrangement.

Can we smoke at the home? Are pets allowed?

Our home is a non smoking and pet free for the comfort of all guests. Smoking is allowed around the pool area only, but please be mindful and use the ashtray provided.

Is there any baby equipment in the Villa?

Yes there is baby equipment in the Villa, we try to provide everything you may need, if there is something particular that you require please check with us first.

Please note: We do NOT provide any safety swim vests armbands etc due to the safety aspect. If there are some at the Villa, please use these at your own risk. We shall not accept liability in you using these.

Can I see your Terms & Conditions

Yes. You will receive a copy of our full Terms & Conditions when booking with us. However if you would like a copy of these Terms & Conditions prior to booking please contact us.

What happens if I want to book your Villa?

If you wanted to book with us, we would send you a booking form to fill in, we would also require a deposit to secure your booking. We will hold your dates for 7 days, if nothing is received within the 7 days we reserve the right to take another booking. The remaining balance is due 8 weeks prior to arrival at the home.

What's a security deposit and why do I need to pay this?

We require a security deposit payment with your final balance payment, unfortunately we have to take this as while most guests are very respectful of our Villa and look after it, unfortunately in certain circumstances this is not always the case and we have to protect ourselves. Once our home has been checked by our Management Company, and they have reported no damage, the security deposit will be returned no later than 28 days after your departure from the Villa.

What makes your home the home I should choose for my holiday?

We appreciate there are lots of villas to choose from and some may be cheaper, but our Villa is not just a villa to us,  IT IS our home away from home. We are constantly updating and adding to it on each visit (at least 3 times a year) to make sure it looks it’s best at all times and to maintain the high standard we expect and our guests expect. We have a great Management Company who are contactable by phone and if needed urgently (out of hours) are only 15 mins away by car. They can be found most days on Highgate Park. They will try and pop by and say Hi and introduce themselves and to check all is ok.

We find it’s all about the personal touches from contact with us the owners when booking (and of course still being on hand while in the Villa) to also having a great Management Company that makes our home away from home what it is.
